Preparing a blank canvas

Demolish your home not your dreams by choosing an experienced knock down, rebuild specialist to provide the bare ground you need to build your new home.

Knocking down a house requires more than a sledgehammer and muscle, it is a process which requires accurate planning, execution and disposal of sometimes toxic materials. There are many Council regulations that must be adhered to with any demolition.

HomeForce is a knock down, rebuild specialist in residential demolition that makes the process easy by providing all the relevant documentation for Council as well as fully qualified, insured and licensed contractors from selected HIA member companies.

According to HomeForce owner, Roger Malpas, at least 20 per cent of all new homes are rebuilds so it is imperative to find the most suitable demolition contractor for your job.

“We coordinate with your builder to visit your site and prepare a comprehensive quote which includes a Work Statement and Environmental Control Plan needed for Council,” he said. “We also assist with the Development Application to Council for Demolition and any tree work.”

HomeForce organises the disconnection of power, water and sewer and where required can provide Hygenist Reports and Clearance Certificates (required by some Councils to guarantee no hazardous materials are on site) usually at no charge.

Roger said HomeForce ensures the contractor doing the demolition will meet with the owner on-site to identify specific needs such as the retention of certain trees or landscaping. Before commencing work, HomeForce installs a 1.8m security fence to secure the site and places clear warning signs to keep unauthorised people away.

With over 25 years experience selling project homes, Roger identified a weak area in the market with the quality of demolition services available and started his business to provide reliable, friendly demolition contractors that would work with owners to meet their individual needs.

“Non professional practice can lead to attempts to save substantial tip fees by burying asbestos and other materials under the site,” he said. “The site then becomes a hazardous area and can cost thousands of dollars to rectify.

“We insist our contractors comply with Australian Standard 2601-2001 covering demolition.”

HomeForce clears all material from a site and disposes of it appropriately. Where practical, materials are recycled. The contractor then “dresses” your home building site leaving it clean and ready for your builder to create the home of your dreams.
